What is 9yds?

A:

9yds is designed to be an effective, rigorous, expert driven tool that ensures landlords have a positive experience of letting their property to high quality tenants. It was created to help landlords deal with the many potential pitfalls and issues that can be encountered along the way. With the market moving at speed and legislation changing constantly, it’s hard for even the most diligent landlords to keep up with all the detail. That’s why we created 9yds.

Q:

What does it cost?

A:

The marketing and tenancy processes are free for Landlords. There is an optional rent and legal protection policy together with a fully functional management app for £195. Also if you wish, we can provide a competitive full management service at £50 per month.
For tenants, we charge £75 for referencing each tenant and guarantor, this is paid for by the tenant/guarantor. There is nothing else to pay. VAT is included.

Q:

What are the benefits of advertising with 9yds?

A:

With 9yds you will be using Rightmove, the UK’s leading property portal. This will not only ensure you reach a wide audience, but our research suggests that you will also achieve a greater rental return than using the other options open to private landlords. We can help you write and check your advert before it is uploaded to ensure it is of the highest quality.

Q:

What is the difference between 9yds and a traditional letting agent?

A:

You will be advertising in the same places and reaching the same potential tenants. Your inventory and tenancy agreement will be to the same or to a higher standard. You will meet your tenants, a practice actively discouraged by letting agents. You can manage the property yourself and keep the 10-15% of the rent you would have paid to an agent. You can arrange your own contractors to carry out repairs and save the agent margin. You will have access to a team of people with varied and deep expertise that only the very largest agents would usually have access to. Finally, we have invested a vast amount of money in systems and processes meaning a high level of automation. This means we have far lower transaction costs.

Q:

Why are your prices so much cheaper than high street agents? What’s the catch?

A:

There is no catch, we have invested heavily in systems to reduce our transaction costs and you are benefiting from that; our mission is to provide services to Landlords to help them set up their own tenancies to professional standards complying with all of the rules and regulations that apply. Many of our landlords elect to use our rent and legal protection policies and our full management service on which we make a small margin. We also charge all tenants and guarantors £75 for each reference.

Are there any hidden costs?

A:

No and VAT is included.

Q:

What areas do you cover?

A:

We cover the whole of England and Wales. Unfortunately, our coverage does not yet extend to Scotland or Northern Ireland.

Q:

Do you hold my financial details?

A:

We will credit search your potential tenants and will store the questionnaire and results of these searches. Landlord financial details (e.g. credit card data) are not stored. The only financial data we hold are your bank account details and sort code. These are encrypted and are used to generate a standing order letter for the tenant to make regular payments to you. Q:

How do you protect client monies?

A:

We do not have a client money protection insurance product since we deem it unnecessary. All monies received are paid into our Natwest Client account which is protected from the company fortunes, in addition and more importantly, we take fees using cards and in the event of any issue with allocating monies you have the protection of the banks whereby you can request a refund on your card.

Do you ever release my personal details/information?

A:

This will depend on your personal preferences on the Personal Details page, but we are landlords and will only act in a responsible manner.

Do you offer additional services?

A:

No we don't, our basic package caters for setting up a straightforward tenancy that complies with all of the necessary rules and regulations, however we can help in just about every aspect of your tenancy. We don’t believe in trying to ‘up-sell’ at every opportunity but are eager to help and support our valued customers as and when required by pointing them in the right direction.

What are your opening times?

7 days a week. 9am-6pm

Who can I speak to if things go wrong or I get stuck?

Q:

How long have you been trading for?

A:

Glanty limited, the company that owns 9yds, has been trading for about 10 years. The partners we use for our managed services have been trading for about 6 years. However, the 9yds product was launched in 2015.

Q:

What professional bodies are you members of?

A:

To keep up to date with legislation and to protect our members we encourage our staff to undertake the Association of Residential Letting Agents training and qualifications. We are members of the Property Ombudsman Scheme.

Q:

I run a small lettings agency. Can I use your services?

A:

You could, but we have better services available for portfolio owners or agencies. Please contact us for more information.

Q:

What are rent warranty and legal warranty? And why do I need them?

A:

Comprehensive rent and legal warranty is available as an optional extra. One third of tenancies fall into arrears, according to the National Landlords Association (NLA); you will have peace of mind knowing you are covered for loss of rent, and more importantly, the expensive legal eviction process should it become necessary. It even extends to being able to use the tenant’s deposit for necessary repairs.

Q:

Why do I need to get references?

A:

Rent warranty schemes insist on references because it keeps their premiums down. Most importantly, there is a direct relationship between good referencing and minimising rent arrears and eviction costs. Enough said?

How do I value my property?

A:

Give us your best guess and we will check it for you. Alternatively, give us a call if you want to talk it through.

Q:

What happens if I do not let my property?

A:

We will help you to get your advert and pricing right to maximise your chances of success. This usually takes place within 2 weeks. In the unlikely event we cannot agree on the advert content or the rent, we will not continue to advertise your property.

Q:

Would I get more money for my property if I opted for a high street agent?

A:

No, you will be advertising in the same places and for the same rent.

Q:

My property is already on the market, can I use 9yds?

A:

Yes, but if you let your property with someone else you will not enjoy all the features of the 9yds package. If you let through someone else, you owe us nothing.

Q:

What packages do you offer?

A:

We offer just one, complete, package. This is free of charge. We offer several options that you may wish to purchase such as a rent and legal protection policy or a full management service. If there is demand for other services we will add these and make them available in the check out process.

Q:

When will my property be on the market?

A:

Hopefully within a few hours of you uploading the property details to us. We have two critical processes, processing both adverts and move-in packs quickly. These are our life blood.

Where will my property be advertised?

A:

On Rightmove, the UK’s number 1 property portal.

Q:

Can I edit my property once it is live online?

A:

Of course you can! All you have to do is log in to your property details and edit the information. Click ‘save’ and it will automatically edit your online advert. If you require any assistance with changing the property details, give us a call!

Q:

What is the time limit on my advert?

A:

There is no time limit. We will work with you to ensure your advert is positioned in the best possible way and that the property is priced correctly. This should ensure that the property is let quickly. If we cannot agree on these points we will agree to part company and remove your advert.

Q:

How do I arrange a viewing?

A:

Simply call or mail potential tenants registered with the 9yds website. We will mail you as people register their interest in your property. For your security, we will only pass on details of people that have been ID checked.

Q:

Do you accompany viewings?

A:

No, we don’t. However we would encourage you to meet your potential tenants. Developing a personal relationship is beneficial in that you end up with a tenant that you feel comfortable with and the personal relationship means that rent arrears are less likely.

Q:

What is an Energy Performance Certificate (EPC) and how long does it last?

A:

An EPC contains information about a property’s energy use and typical energy costs, as well as recommendations about how to reduce energy use and save money. It gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. An EPC is needed whenever a property is built, sold or let. You must order an EPC for potential tenants before you market your property. Give us a call, if you need a hand arranging one.

Q:

What is a Gas Safety Certificate (GSC) and how long does it last?

A:

By law, under the Gas Safety (Installation and Use) Regulations 1998, it's your responsibility to get a GSC every twelve months. You must get this from a Gas Safe Registered engineer for all pipe work, gas appliances and flues installed at your property. Please call us if you need help arranging a GSC.

What is your incentive to ensure my property is let?

A:

Our product is priced fairly so that both parties benefit from the service provided. We want your business, your repeat business and your referral business.

Q:

Can I use 9yds as well as my local letting agency?

A:

Yes. Should you decide to select a tenant from your local letting agency, you do not need to pay us.

Q:

How long will it take for you to find me a suitable tenant?

A:

Typically, less than 2 weeks.

Q:

What if I’m letting a room or rooms in the property I live in (i.e. taking in a lodger/s)?

A:

Please call us. 9yds is not designed to do this, but we can provide advice.

Q:

How do I complain?

A:

Please call and tell us if you are not happy. There is a full complaints procedure that culminates in taking a dispute to the Property Ombudsman. However, we will do our very best to ensure it is resolved before it gets that far. Far better to call and ask for the Chief Executive’s mobile number, which any 9yds team member can provide you with. The CEO is passionate about delivering top notch customer service. He is also passionate about praising staff that are doing a great job, so please give him feedback when you are delighted with our service, too!

How can using 9yds benefit me?

A:

We security check all our landlords and ensure that they have all the legal documentation necessary for a good tenancy. We like landlords who do things properly and want personal relationships with their tenants.

Q:

What is required for my referencing?

A:

Your basic personal details, plus (where applicable) your National Insurance (NI) and passport numbers, financial details and details of your current employer and landlord.

Q:

As a tenant, how is my deposit protected?

A:

There are 3 government approved schemes, each of which protects tenants’ monies during the tenancy. In the event of disputes, each has procedures for dealing with this fairly and equitably. Good landlords and good tenants with a personal relationship rarely have issues.
