Many tenant and landlord relationships become strained due to issues regarding maintenance and who is responsible for fixing those issues.

Letting Agents and Landlords are responsible for sorting certain regulated issues, however, not everything falls into the same category.

Responsibilities of Letting Agents & Landlords

Safety, security and sanitation are the three main areas that Letting Agents are responsible for.

Safety and security 

This is the structure of the building itself to include walls, roofs, chimneys and ventilation, external windows and doors, stairs and bannisters, the upkeep and maintenance of heating and gas systems, all electrical wiring, which must always be to safe standard, and any supplied appliances.

Sanitation

This includes baths, toilets and other sanitary fittings, including pipes and drains bringing in and taking water from the property.

Tenant’s responsibilities 

Tenants are responsible for small maintenance issues such as replacing batteries in smoke alarms, internal doors, decorating and repairing things like cabinets in kitchens and bathrooms.

It is always better to explain these responsibilities to your tenant upon moving into the property so as to avoid any unnecessary misunderstandings.
